How it works
Here's what working with me looks like, from the first chat to the years after settlement. You'll deal with me at every step.
The steps
-
A 10-minute chat
By phone or video. We talk about where you're at and what you're hoping to do. If you're a couple, only one of you needs to join. I might ask for a few documents to check what you can afford. There's no cost and no obligation.
-
A planning meeting
Optional, 30 minutesAn online meeting with everyone who'll be on the loan. Others are welcome too, such as parents. We map out the process together, so everyone knows what's coming.
-
Documents and details
I ask for what I need for your situation.
-
The application meeting
60 minutesOnline. We work out how to structure your loan, and I take your application.
-
Three options, in writing
I email you three loan options with the pros and cons of each, along with a formal credit proposal. You choose.
-
I submit it and handle the rest
I deal with the lender through approval and settlement, and keep you updated at each step.
-
After settlement
I stay your broker, with a review every year. Really.
What it costs
For you, almost always nothing. Lenders pay brokers a commission when your loan settles, plus a smaller ongoing commission while the loan runs.
Before you choose a loan, I'll show you the commission rates each lender pays me.
I've charged a fee only a couple of times in the last decade, and each time I said so upfront, before the client had committed to anything.
Commission doesn't decide what I recommend. By law, mortgage brokers must act in your best interests, and put your interests first if they conflict with ours.
After settlement
My job doesn't end at settlement. Each year I review your loan:
-
Your rate
Is it still competitive? If not, I'll ask your lender to sharpen it, or show you whether switching is worth the cost.
-
Your structure
Do your offset, splits and repayments still suit you?
-
Your plans
Any changes in work, family or property plans that affect your loan.
Between reviews, I'm the person you call when rates move or your plans change.
